Golf availability — confirmed October 19, 2026
Both Club Course Golf and Old Course Golf are waitlisted. To secure a place on either list, the club requires the chosen category’s capital contribution at closing. Members initially join as Sports and pay Sports dues until their golf membership becomes available. The club did not provide a wait duration or guaranteed opening date.
Club Course membership includes Sports privileges and Club Course golf, plus limited Old Course access June–October. Old Course membership includes Sports privileges and both courses. Confirm the current rules for any golf access while waiting.

Master association — verified FY 2026–2027 budget
The official master-association budget covers October 1, 2026–September 30, 2027 and was adopted August 26, 2026. Its cover letter reports a 6.38% increase in assessment rolls; this is not a uniform increase in every owner’s total HOA bill.
BWMA explains that master assessments are based on a millage calculation using the budget and assessed property values, then collected through villages. Cable and emergency-medical-service charges are also collected by villages. Request an itemized village statement showing master charges already included before adding a separate master amount. There is no single flat HOA quote for all Boca West homes. Master Association: 561-488-1598.

The club confirmed on October 19 that resident Golf and Social memberships have no waitlist; the printed Social schedule says to inquire about availability. Confirm the category and approval for the specific purchase. The sheet calls for the contract, application and joining charges at least one month before closing.
POA and property-specific extras
The POA manager’s buyer packet received October 19 lists a $15,000 capital contribution and a separate $300 POA processing fee. The $300 POA fee is separate from the club’s $300 processing fee.
POA dues discrepancy: the manager-supplied 2026 packet lists $1,180 quarterly ($4,720 annually, calculated); the club’s 2026–2027 membership sheet instead lists $4,380 annually. These conflict. Confirm the current property-specific POA statement with management; do not rely on a combined ownership total until clarified. The packet says the POA assessment covers basic cable, high-speed internet, security/fire/burglar monitoring and common-area maintenance.
The club sheet also lists a further $2,960 Spyglass Area–Lang Management fee; its billing frequency is not stated, so confirm applicability and frequency for the property. Club and POA are separate entities.
Nonresident Associate program — separate fees
For November 1, 2026–October 31, 2027, Associate Golf lists $30,000 initiation, $5,000 application and $28,853 annual dues. Bag storage: $170 per bag, subject to availability.
Associate Social lists $17,475 annual dues, $2,000 annual no-tipping, $2,000 annual dining minimum and $250 holiday fund; it has no golf privileges. The Associate sheet excludes 7% sales tax.
The club confirmed nonresident golf is waitlisted, limited to 60 golfers. It describes a $5,000 waitlist deposit applied to initiation when an application can be accepted. Confirm how that deposit relates to the separately listed $5,000 application fee; do not count them as the same charge or add both without clarification.
Amenities and proposed work
The club confirmed one golf course, six tennis courts, three pickleball courts and a fitness center with classes. Dining and social functions are available under the relevant membership terms. The club is considering an additional clubhouse renovation, but says it is still conducting due diligence before seeking member approval. No new project cost or assessment was supplied; the annual renovation charges above are already printed in the fee schedule.

Amenities, availability and association costs
The schedule covers golf, racquets, wellness and the Family Resort Complex. Access depends on membership category. It does not establish current openings, waitlist timing, nonresident eligibility, dining minimums, service charges or the property’s HOA/POA costs.

Assessments and association charges
Lifestyle Complex: original assessment $28,712, beginning June 30, 2019 and expiring March 31, 2036. The quarterly election is $606. If the seller paid in full, the sheet calls for a prorated amount at closing to reimburse the seller; it says the buyer may choose the quarterly election. Confirm the actual account and settlement treatment.
Golf-course renovation: original assessment $28,150 Full / $14,075 Partial, beginning June 30, 2025 and expiring March 31, 2040. Listed quarterly amounts are $669 Full / $334.50 Partial. A seller-paid balance may require prorated reimbursement at closing. Do not add original principal and quarterly installments as separate annual charges.
ARMPOA common-area maintenance: $2,970 quarterly. Individual village HOA charges are additional. Annual food-and-beverage fee: $2,500 family / $1,250 single; the sheet calls this a fee, not a dining minimum.
Golf access, extras and waitlist
Full Golf includes year-round golf and practice access without greens fees; cart or annual trail fees apply. Partial Golf allows up to six golf uses during November–April and unlimited use during May–October, with applicable greens/cart fees. Racquet court fees are not charged to members under the listed category terms.
The club confirmed a multiyear waitlist to convert Partial Golf to Full Golf, with timing dependent on the list. The sheet requires an applicable refundable deposit and additional money to convert, but provides no guaranteed timeframe. Confirm the deposit amount, conversion cost and the specific home’s membership.
Listed extras include a $2,650 annual private-cart trail plan, $300 GPS for non-trail carts (required), $25 per-person handicap fee (required), $150 bag storage and $150 full-year / $75 half-year locker. Confirm which items apply to your household. The sheet states Florida taxes are added to applicable fees and charges.

The club replied on October 19, 2026. Its emailed fee documents are being retained privately because the message limits their use to the named recipient. What makes a complete cost comparison?
A dated table documents the listed charges for that period; it does not confirm today’s total. Dining minimums are spending requirements, refundable deposits differ from nonrefundable contributions, and optional cart or locker plans should not be counted twice. HOA and condo budgets must match the actual property. The “Still to verify” note in every club identifies the remaining gaps.
Get the complete cost breakdown
Ask for a dated, itemized package covering initiation and equity; application and transfer charges; operating and capital dues; master and village or condominium charges; special assessments; dining minimums and service charges; cart or trail fees; and applicable taxes. Confirm household category, refund rules, availability and the effective date. These guides do not replace the club’s approval or the property’s association documents.
